Wayne Bartlett found his calling in real estate

Wayne Bartlett gives his business partner all the credit for putting him on the path to success.

A native of Gainesville, Ga., Wayne graduated from Johnson High School in 1981. He then attended North Georgia College, obtaining a BBA degree with a double major in Economics and Finance in 1985.

Wayne had worked in a picture-framing shop during college, so he looked around for a nearby town without a frame shop. He chose Winder and moved here soon after graduation to open Bartlett’s Custom Framing. He operated that business until 1992, when he sold it to go into real estate full time.

"I didn’t really know what I wanted to do with my life, until I found real estate, and was practically broke at the time," Wayne said. "I actually had to ride to the office each morning with my mother-in-law because my wife and I only had one car."

Fortunately for Wayne, he had gone to work for Jerry Maynard, the person he credits with much of his success.

"Jerry took me under his wing and gave me a big pep talk concerning my future. He really motivated me to work hard and become successful."

At that time Maynard Realty’s office staff included Jerry, Wayne and a secretary. They had no other full time real estate agents. (The firm now has thirteen full time agents four other management and/or support staffers.) Wayne worked as an agent with Jerry until 1996 when he bought in as a partner, forming what was to become Maynard & Bartlett Realty Group, LLP.

He has over 340 hours of real estate education, including such courses as "Valuing by Income Capitalization" and "Basics of Income Capitalization 2." In 2006 he has been credited with selling over $4 million in real estate, all in Barrow County.

"Jerry also trained me in the appraisal business," Wayne said, "and now I’m a General Certified Real Estate Appraiser with the State of Georgia."

The firm’s appraisal division now has three full-time independent contractors and does work for Barrow County, Town of Braselton, City of Winder, and numerous banks and mortgage companies.

Wayne’s first project as a developer was Evanwood Subdivision in Braselton. Since that time he has developed six other residential projects, either individually, with Jerry or with other partners. These projects include the new Treemont on Hwy. 211, featuring homes in the $300K to $400K price range, and Northside Commons, Barrow County’s first residential condominium gated community.

Wayne’s responsibilities at the office include being the managing broker and a sales manager for the agents, conducting sales meetings. He is also a project manager for many of the firm’s residential projects, and a sales agent specializing in commercial, industrial, retail and land sales and listings.

He is also heavily involved in property management of commercial buildings, with a "We take care of all the details" philosophy for clients.

"Diversified growth is vital to Barrow County," Wayne said, "and Jerry and I have always tried to offer every service the market asked for here in Barrow County. We specialize in Barrow County, and know virtually every large land owner in the area. We also have a good working relationship with Barrow County and City of Winder governments."

Wayne believes that honesty and excellent customer service are vital, and they try to instill that in all their agents.

"I always tell our clients that we will keep them informed of exactly what’s going on with their property at all times — whether the news is good or bad."

Wayne currently serves on the Board of Directors of the Barrow Chamber of Commerce, Barrow Co. Builder’s Assoc, Barrow Co. Economic Development Committee, and the newly formed Verity Bank. He is also Chairmen of Partnership Barrow, a non profit community organization that he co- founded. In 2008 Wayne was presented the Annual Chamber of Commerce Shining Star Award for Community Service as well as the "volunteer of the Year" awarded by the local YMCA.

Wayne is the father of four children — Evan, Lauren, Landon, and Gracie He and his wife Susan live on Sims Road in Winder.
